DECEMBER ANNUAL MEMBERS MEETING





A brief summary:



Our annual meeting has come and gone.


We want to begin with a very very BIG ‘Thank you’ to A’lana Welch. She lent the event her gorgeous Christmas decorations. The community center was festive and decked in holiday décor.


It was a pleasure to see everyone. We met neighbors, shared great food and had a lively discussion.


We began with a prayer for continued blessings on our neighbors, our little neighborhood and our great country.


We gave administrative presentations on the 2023 Annual Meeting minutes, 2024 year to date expenditures, and the 2025 proposed budget for RHPOA.


We approved Bylaw changes that will help the Board of Directors to continue to serve members and owners.


We delivered a brief summary of 2024 work accomplished by the Board, and updates on work-in-progress. We took suggestions from members for goals they would like the 2025 Board to work on.


• Update the Emergency Round Robin, looking for new tech applications that can get information out quickly to as many owners as possible.
• Review and confirm the emergency ‘exit’ strategy for residents if there is a reason that the bridge / 470 is not available as an exit. In prior years, the Board had received confirmation that residents could exit through various properties contiguous to RHR.
• Signage indicating that GPS is not reliable on the far North and far West portion of the loop. Delivery services seem to always follow their GPS versus instructions from customers.
• Improvement or work on the roads that are not county maintained, including the rutted loop.
• Investigate changing the covenants for membership and owners by working with an attorney to determine capacity and feasibility. Present the findings to owners to decide if they would like to take action.

We are seeking bids to replace the lending library. A bit old & needs repair BUT is well used. Many people have said 'Thanks' for this feature. Sometimes a good book is all that's needed. A resident recently donated a whole new collection of books. The older books were re-cycled and sent to an area library.

This is the Prairie Rattlesnake found across western portion of Texas in arid grasslands and canyons. It is easily mistaken for the Western Diamondback Rattlesnake, which is more common in our area.

POA HAS REMOVED 17 DEAD AND DISEASE INFESTED TREES FROM THE PARK


POA HAS PUT UP NEW FLAGS AND REPLACED THE LIGHT ON THE FLAGPOLE AT THE FIREHOUSE


POA HAS INCREASED AREA SIGNAGE AT THE ADVICE OF THE TARPLEY VFD.




RIO HONDO RANCH PROPERTY OWNERS ENCOUNTERED A FAST-MOVING FIRE ON SATURDAY, MARCH 26, 2022.


7 AREA FIRE DEPARTMENTS CAME TO OUR AID: TARPLEY, UTOPIA, VANDERPOOL, MEDINA, LAKESHORE, CASTLE LAKE & BANDERA, ALL WHILE THE MEDINA AND MICO WILD FIRES WERE STILL CONTINUING.



ORIGIN WAS A FIRE REIGNITING WHEN FRESH WOOD WAS PLACED ON BBQ COALS USED THE PREVIOUS DAY. ON THAT DAY THE COUNTY WAS UNDER RED FLAG WARNINGS DURING A BURN BAN.

Give your gate code and any necessary gate instructions such as an over-ride switch to Dispatch. They will enter the information into the system.


If emergency personnel are called to your property – they can gain entrance faster with a gate code on file.



TAKE THE FOLLOWING STEPS:





Purchase 911 Address Sign from Bandera County Road and Bridge Department from the Bandera County Texas Official Website – https://www.banderacounty.org


The reflective numbered sign is used by personnel when responding to an emergency call.


You can purchase multiple copies of the sign and hang if you have a substantial amount of property lining the road.





Knowing your neighbors is very important in our community especially if you are a part-time owner.


Your neighbors can alert you to issues & help in a time of crisis until you can come to your property.


Make a habit of letting people know you are at RHR by hanging a flag when you arrive and removing it when you leave. This small “sign if life” can help your neighbor keep First Responders informed about occupied homes when they are going door to door.





RHPOA has an Emergency Round Robin Call List.


The call list is open to all owners and properties contiguous to RHR. It is activated in the event of an emergency like a fast-moving fire.

Dear Neighbors,


At the beginning of this year, the installation of a 15.6 kW solar system on our new house under construction, here in Rio Hondo, was completed. Our roof now carries 48 panels of each 325W. We purchased the system from BEC which has received a federal grant for the purpose of promoting energy efficiency in the area.


We chose BEC's new Energy $aver Program because of its benefits and competitiveness related to financing.


Should you be interested in seeing the system and hearing more about the program and our experience, you are more than welcome to email, call or stop by. I'll be happy to tell you all about the reasons for our decision.


DISCLAIMER: If anyone should end up purchasing a solar system from BEC and use me as a referral, i would receive a referral fee of $500. It would be donated to the Rio Hondo POA.

CONSTRUCTION ON YOUR PROPERTY?




The Board is requesting that all Owners (new and old) contact the board if you or a contractor will have heavy, oversized equipment or trucks here in the subdivision.



The bridge has a weight limit and requires a pilot vehicle for oversized loads.


We are trying to minimize the incidents of incomplete directions, inability to maneuver of these heavy hauling trucks, and inconvenience to other owners, residents.

There was a gathering of property owners, neighbors and friends on saturday, june 27th

Everyone gathered to beautify Rio Hondo Ranch firehouse and entrance at Deer Road. We had heavy equipment & lots of hands worked to transform the area.

A dozen people and one pooch, Kona', worked most of the morning to position boulders, lay topsoil, mulch and plant low maintenance native plants.



Kona' seems pleased with our work

YAHOO - ROADS ARE DONE!!!!!




The Board had a meeting & ride along with the Bandera Road and Bridge Supervisor John Andrade in February, 2020.


Owners will see road repair and repaving coming soon. The county is scheduled to begin patch repairs and follow with paving and/or repaving in March - April, depending on Mother Nature and the elements.


The work to be done is ONLY county maintained and approved roads. Visit the Bandera County Official Website, click on Road and Bridge header and "List of County Maintained Roads", scroll down under the heading Precinct 4 to see which roads will be repaired and how far the repair will extend. Ex: Juniper Road is .40 mile.


Supervisor Andrade said "it is the County's intention to pave the roads listed on the above mentioned list.


WOOHOO - MAYBE LESS CALICHE ROADS TO NAVIGATE - PRAYERS ANSWERED!!!!


County is staging their heavy equipment here in the subdivision. Staging here will allow for less travel time from Bandera to Tarpley which may result in more efficient use of their time and a quicker repair schedule!!!!!


We are asking for patience with the road crews and the work. The inconvenience is a necessary part of getting our roads repaired.



RECENT STRING OF BREAK-INS AT RIO HONDO RANCHES



In 2020 Rio Hondo Ranches had seen a recent uptick in crime in our neighborhood. In 2020 two homes were broken into resulting in stolen property and damage. Take extra precautions.


*Know your neighbors - A concerned neighbor is often the best protection against crime because suspicious persons and activities are noticed and can be reported to police promptly.

*Lock your doors and windows. Install surveillance security cameras.

*Leave lights on or use a timer to turn lights on and off when you are away for an extended period.

*Take photographs of valuable items. Consider engraving information on these items.

Keep a record (offsite) if possible of valuable items.

*Don't hesitate to report crime or suspicious activities.
